This investment opportunity offers a regular income, with strong levels of asset security. And while there is no expectation of any capital growth, the lower risk profile of each transaction offers capital protection and complements our other trading activities.

In all cases, a bridging partnership ensures that the property asset has been valued recently, both on an open market basis and a forced sale basis. Then at the end of the partnership’s life, all profits and capital are returned to the investor.

We only participate in financing where the assets are located in the UK, and secured on a first or second-charge basis – to ensure that capital is secure. Examples include providing bridging loans to landlords and construction financing to property developers – and we also continue to research new ventures in these areas, to provide investors with diversification and low risk, asset-backed investments.

Strategy

Bridging Finance provides a loan facility for property developers to develop sites where planning permission is already in place. Capital is provided to the property market on a short-term basis and is always secured against a charge on property assets.

Alternatively, vendors of a property may require short-term capital ahead of the completion of their property sale, and bridging loans are designed to ‘bridge’ the gap between buying the new property and selling an existing one. We also seek business owners who need access to short-term capital, and pledge their property as security for the transaction.

Security

A bridging partnership only lends where we can take a charge over the asset, and we insist that each borrower takes their own independent legal advice. We never extend lending terms and we are always repaid at end of term. All fees, including the interest, are typically deducted up front from the amount of the loan – which also reduces credit risk.

Jason Kavanagh

Jason manages and underwrites all bridging loans for Sky and has over 17 years’ experience working within the lending market place – specialising in Bridging Loans for the last 10 years. He is constantly developing new and existing relationships with brokers, partners and professional introducers. He qualified as a mortgage and investment adviser with Barclays in 2001 and started his own mortgage brokerage in 2003.

Jason’s life before lending was as a professional footballer with Derby County, Stoke City, as well as a few other clubs. He also represented England, playing football on 27 occasions for his country from the ages of 14 to 20.


Mark Lenherr

Mark graduated from Imperial College with a BSc in Physics and an MSc in Computer Science in 1989. After graduating, Mark co-founded ICON Software, an international software company which primarily focused on the design, supply and support of ticketing systems around the world.

Mark spent the next 10 years expanding the business into 42 countries. He opened 8 offices around the world and took the company to over 150 core staff, plus 50 programmers in India.

The company was sold in 1999 to a US dotcom, funded by UBS Capital. Mark later moved to LA for the next two years to head-up the international expansion of the Group.

After 12 years in IT, Mark returned to the UK where he founded the E3 Group of companies.

E3 Property was founded in 2002 as an international property development company, with projects in the UK, Ireland, Portugal and St. Lucia.

Since the formation of the company, E3 Property has developed over £500 million of property.

E3 Partners was founded in 2003 as a boutique private investment house. The company specialises in creating collective investment schemes for each opportunity, which is funded through its network of private and institutional investors. Since the formation of the company, E3 Partners has raised more than £240 million in private equity.

In 2017, Mark co-founded Life Tenancy Investments Ltd, a UK AIFM to launch and manage a series of collective investment schemes which own residential properties that are subject to lifetime leases.

Mark is also a shareholder and director of Homewise Ltd, the UK’s largest originator of Life Tenancy property investments.
