Strategy

Our strategy for residential property investment is to take advantage of the continued increase in house prices within the UK market – by acquiring the freehold on UK land, with full planning permission for residential development. These are typically small housing developments outside of London, where we work together with residential development specialists to source and acquire opportunities, and to develop the land for residential use. We aim for these developments to be completed and sold in around two years.

Security

A residential property development partnership acquires a freehold or long leasehold interest in each development site, with full title at the Land Registry.

Project Spotlight
Great Oakley Development Partnership

A residential development to develop 17 dwellings, including 8 three-bedroom semi-detached houses, 3 four-bedroom detached houses and 6 three-bedroom detached bungalows together with garages and associated external works, drainage and ancillary works.

We purchased the site in late 2018. The site is a greenfield site and lies on the southern edge of the village of Great Oakley in Essex. The development itself is named “The Oaks”.

We were extremely pleased with the progress made from a sales perspective, particularly in light of the fact that marketing for the properties launched in June 2020, in the height of the COVID-19 lockdown. All reservations were at prices in excess of the development’s original valuation.

Mike Tracey

Mike is the Managing Director at Cannock and has an extensive and varied background in the UK property development, investment and serviced occupation sectors, as well as the UK energy market.

He is skilled in all aspects of the development and financing process with particular focus on tax and private finance structures.

He is also a chartered surveyor and real estate professional, who graduated from Bristol Polytechnic (now University of the West of England).
